LNHA Guarantee

Leicester Newarke Housing Association aims to provide its accommodation in an ethical way that satisfies your reasonable expectations, meets safety legislation and provides good value for your money.

We therefore guarantee:

  • To provide you with a written Tenancy Agreement setting out in plain English your rights and responsibilities as a tenant and LNHA’s as landlord;
  • To show you the accommodation prior to signing the Tenancy Agreement and to provide you with an inspection sheet with which you can confirm the inventory and condition of the accommodation when you move in;
  • To test gas appliances regularly in accordance with the Gas Appliance Act and to provide you with evidence of this on request;
  • To provide an emergency out-of-hours repair service;
  • To replace furniture and equipment when it becomes unusable;
  • To use reasonable endeavours to do repairs within our target times:
    • emergencies within 24 hours;
    • urgent repairs within 5 working days;
    • routine repairs within 15 days;
  • To normally redecorate shared accommodation inside and out every four years;
  • To treat you fairly regardless of race, gender, sexual orientation or disability;
  • To offer moral support to you in cases of racial or sexual harassment by other tenants, taking action against offenders within the law;
  • To take appropriate action against tenant noise nuisances;
  • To normally give a detailed response to your complaints within ten working days;
  • To offer reasonable compensation when it is shown we have caused you material loss or failed to provide a service paid for by your rent;
  • To provide you with information relevant to your tenancy. i.e.:
    • A Tenant Guide;
    • LNHA News at least three times each year;
    • an Annual Report on our performance;
  • To promote involvement in tenant meetings; to reserve two seats on the Management Committee for your representatives; and to consult you on changes in housing management that will significantly affect you;
  • To give you a statement of your rent account on request;
  • To observe our confidentiality rules with information we hold about you;
  • To return your deposit within 4 weeks of your end of tenancy with interest added at the rate of 2.85% per annum if no recharge is owed to LNHA;
  • To explain on request the rationale behind any LNHA policy or procedure;
  • To provide you with a free End of Tenancy Testimonial on the conduct of your tenancy.
